The 22 @ technological district of Barcelona is being developed by transforming old industrial blocks, maintaining the industrial memory of Poblenou but making room for new office buildings to preferably implement technological activities and the new economy, as well as a significant volume of social housing. This project is developed in an incomplete block, cut by Pere IV street, the old exit road from Barcelona that intersects obliquely with the Cerdà plot.

Since the first urbanizations of Poblenou were made from this road, the Pere IV front is built for the most part with consolidated housing buildings from the early 20th century, and its layout generates a series of passages that followed the agricultural structure original on which the Cerdà plot was superimposed.

In this area, Batlleiroig is also responsible for the urbanization of the interior public spaces and the two office buildings in the sector.


The proposed urban planning is based on the recognition of all the preexistence: the maintenance of the front of houses consolidated in Pere IV; the recognition of the passages, on which the new green areas, public facilities and social housing are supported; the maintenance of the existing house from the 1920s on Carrer Almogàvers, which was not initially listed; and the implantation of the new office buildings, recognizing the character of the different streets in the Eixample: buildings with heights contained in Almogàvers and Ávila, which will become pacified streets in accordance with the City Council’s Superilles plan; and a high-rise building facing Badajoz, which is being configured as a tertiary development axis of the 22@ and which is a main road traffic artery.

The proposal, then, is the result of the recognition of these data, together with the different stages of development imposed by the property structure at the time the planning was drawn up.

The project is planned so that it can be carried out in phases, depending on the pre-existing conditions.
