AN URBAN TRANSFORMATION THAT PRESERVES THE DISTRICT'S MEMORY

A new business sector is emerging in the 22@ technological district of Barcelona, a strategically located area with easy access and excellent transportation connections, surrounded by international technology companies.

The new office building, One Parc Central, is situated in the former industrial area of Poblenou, within an established mixed-use environment that encompasses various functions. This location serves as a major hub for innovation, development, sustainability, and economic growth for the city.

The proposal is located along the former industrial axis of Pere IV Street, within the historic Can Ricart complex. The revitalized area has been reserved for pedestrians and features open and versatile spaces dominated by the historic industrial complex, which has been designated as a national cultural heritage site.

A BUILDING THAT ENGAGES WITH THE LARGEST GREEN LUNG IN 22@

The project takes on a regular, almost square-shaped form, and it is oriented in alignment with the original constructions of the Can Ricart industrial complex. Additionally, the ground floor and the first floor are set back to allow passage beneath the building on both sides, thus creating a high degree of permeability from the street to the interior of the heritage complex.

Considering the context, the volume is materialized differently depending on the orientations of the facades. A glazed facade opens to the north, offering views of Can Ricart and Collserola. In contrast, the east and west facades are shielded from excessive solar radiation by a double skin of vertical louvers in greenish tones that gradually change their shape. The south facade engages with the park, a vast green lung, placing large terraces in contact with nature and creating overhangs for solar protection on this orientation.

As a reflection of its proximity to the grand park, the main lobby features two pillars with vertical vegetation. Furthermore, in the building’s urbanization, flowerbeds have been designed, and new furniture has been placed in public spaces to promote greenery on the street. The selected vegetation for the intervention consists of native species adapted to the climate, as well as various aromatic varieties.

SPACES WITH MAXIMUM FLEXIBILITY

The building rises to a height of 52 meters, comprising a ground floor integrated with the public space, a technical floor, eleven open-plan office floors, and a final rooftop floor featuring a large communal terrace with city-wide views.

The main entrance is located on Marroc Street, leading to a bright entrance hall. A spacious glazed area provides access to the central vertical communication core within the building.

One Parc Central is a project that achieves maximum workspace flexibility, emphasizing open spaces connected to the outdoors. Each floor includes a terrace that, thanks to the installation of double glazing, functions as an extension of the office itself, creating a total of 4,000 square meters of outdoor spaces in contact with nature.

SUSTAINABILITY AND ENERGY EFFICIENCY

Committed to the environment and design, the construction of One Parc Central has focused on creating a sustainable, efficient, and comfortable building for its occupants.

Each facade of the building has been designed to adapt to its orientation, and thanks to envelope optimization, a 67% reduction in energy demand has been achieved, with a consumption of only 41 Kwh/m² per year.

Furthermore, circulation spaces with porches and extensive green areas in the urbanization contribute to reducing the heat island effect while also enhancing connectivity to the Can Ricart complex and the interior of the block, promoting sustainable mobility. To further encourage green mobility, we have incorporated 108 bicycle parking spaces on the ground floor of the building.

All of these measures have led to the attainment of LEED and WELL Platinum certifications, as well as Wiredscore Silver, combining energy efficiency with comfort and well-being.
