Can Batlló Park in Barcelona
Tactical urban planning action that allows to recover life in the old industrial area, opening it to the Bordeta neighborhood and maximizing the vegetation inside.
Recovery of two large pieces of land from an old industrial site and a railway station through the creation of a new central park, around which various facilities (located in restored factory buildings) and offices, retail and residential buildings are organized, including several towers facing the Gran Vía.
The Gran Via de Les Corts Catalanes is one of the main roads in Barcelona. It has its origin in the avenue designed in the 19th century by Cerdà, which has been extended throughout history and is currently the main route of entry into the city from the south and the airport.
The importance it has acquired has meant that in recent decades one of the most dynamic and fastest-growing urban areas of the city has developed around it, with the construction of multiple administrative, commercial, and service buildings (Gran Via – l’Hospitalet, Judicial City, Fira de Barcelona). Between this expansion area and Plaza España, in a consolidated urban environment, facing Gran Via and with all the proximity services, the large urban project for the transformation of the Batlló-Magòria sector in Barcelona was approved.
A long urban development process culminated in 2008 with the approval of a plan that provided for the transformation of an area of almost 14 hectares, which has its origin in the old Can Batlló factory complex and the disappeared Magòria railway station, now buried together to the area, in a new activity center with housing, services, equipment, and recreation areas.
The main objective in the design of the park was to provide the sector with a large green space that can accommodate multiple uses and at the same time combine it with a large presence of vegetation that would also give it a landscape character. All this carried out with maximum sustainability in the solutions adopted.
The perimeter of the park was defined by a whole set of new buildings that coexisted with other existing ones. A series of paths perpendicular to the factory constituted the main structure of the park. They are supported by other lower-order transversals that guaranteed any possible route through the park. On both sides of the main roads, the different proposed uses are being arranged, such as leisure areas for children, adolescents, and the elderly and various multipurpose areas.

Around the park several buildings with mixed uses of housing in different regimes, offices and shops were projected, which in total add up to more than 116,000 m² of roof. The joint planning of the sector has been carried out thinking at the same time about the quality of the urban space and the new buildings that adapt to their surroundings, from the typologies between party walls in the part closest to the heart of the Sants neighborhood to the arrangements in isolated towers facing the Gran Vía.
The buildings in Gran Vía consist of commercial plinths above which community gardens are located and towers with important heights, between 12 and 14 floors, with setbacks in the last floors that allow the creation of unique attics and terraces. In this area, Batlleiroig is the author of two large building of offices and houses.
After approving the planning and the urbanization project that should allow the development of the sector in 2008, the real state crisis slows part of the project.
Three years later, on June 11, 2011, a neighborhood platform accessed the site and organized a recreational-protest conference with the aim of starting, even by its own means, the process of recovering the sector towards the neighborhood.
In this context, Batlleiroig tackles the commission to define a first provisional urbanization action in the area of Can Batlló that allows the sector to be opened to the neighborhood and unblocks the situation with an immediate solution of a provisional but economic and quality nature.
