Badajoz 97 offices in Barcelona

Badajoz 97 offices are located in a central axis of the 22@ technology district. It is a high-rise building with a ceramic façade that responds to its industrial past, designed to obtain high-quality work spaces related to vegetation, obtaining the double LEED Gold and Well certification.

A rapidly changing context

This project is part, together with Almogàvers 160 offices, of the same planning carried out by batlleiroig in 2019: the Urban Improvement Plan and Urbanization Project of the Pere IV – Badajoz block, where the recognition of the historical plots, the pre-existing buildings and the passages of the block gives rise to an arrangement with a new central public space that adapts to a rapidly changing environment.

This urbanization not only recognizes the Passatge del Camp already existing in the block but also reinforces it with a new system of passages that allow the historically densified industrial block to be fluffed up and incorporate quality public spaces, with which Badajoz 97 dialogues.

A volume responding to its context

Badajoz 97 office building knows how to recognize the various past and future characteristics of the urban environment where it is located to combine them in its volumetry.

On the one hand, it is removed from the area of Pere IV street, giving way to a wide square featuring vegetation that frames the access to the building and connects with the system of passages of the old industrial area of Poblenou.

A plinth up to the sixth floor responds to the scale of the pre-existing houses facing Pere IV, while on the corner with Almogàvers street, the building grows in height with a tower that reaches up to the twelfth floor. This gesture recognizes the importance of Badajoz street as the axis of the new center of centrality that 22@ represents for the city of Barcelona. In addition, it follows the logic of the tall buildings located on this street, marking the connection from Plaça de Les Glòries to the sea.

Permeability with public space

In its contact with Pere IV street, a large double-height entrance porch welcomes the users of the building. Thanks to its high permeability, the ground floor transmits the interior activity of the building to the street, achieving an intense relationship between it and the public space.

The car park, located on the lower floors, gives extraordinary prominence to sustainable mobility, incorporating 147 spaces for bicycles. In addition, its access is through a ramp with comfortable slopes for bikes and scooters.

The ramp runs parallel to the Passatge del Camp and incorporates a green wall that not only adds quality to the building’s road access but also contributes to making the public space of the passage more pleasant.

 

An innovative structural system

The great challenge of this project has been to work with a complicated plot without giving up very open-plan office floors with no structure in between. To this end, a highly innovative solution was worked on: a unidirectional slab system of post-tensioned Holedeck beams. This system makes it possible to achieve spans of up to 18 free meters, moving most of the vertical structure to the façade and leaving a free floor plan with only two large pillars and the service core attached to the façade.

The floor composed of Holedeck beams is structurally considered the most efficient concrete floor system in terms of the relationship between the material used and the structural capacity it offers. In turn, the perforated geometry of the Holedeck beams allows the facilities to be housed in the same space as the structure, leaving workspaces with a minimum free height of 2,89 meters.

Large workspaces in contact with vegetation

The exterior appearance of the building seeks to connect with the industrial past of Poblenou following an ordered geometric pattern and formalizing itself in a brick façade in black. The envelope is more opaque and compartmentalized, facing Badajoz street and Passatge del Camp, while the building’s front walls open up to views of the city through linear terraces located at the ends of each office floor.

Workspaces are always in contact with these terraces, featuring vegetation. A way to improve user comfort and promote biodiversity in the city. Being a high-rise building, it was decided to locate the vegetation flush with the pavement to better project the views from the interior of the offices to the exterior.

From the fifth floor, the interior of the building begins to empty, creating double relationship spaces in contact with the terraces, giving rise to meeting areas of excellent quality.

Multiple outdoor spaces

In addition to the linear terraces available on each office floor, the building adds a significant communal garden terrace where the plinth meets the tower, providing an outstanding outdoor meeting space.

In the urbanization of these spaces, the ceramics of the façade are transferred to the planters and generate a series of rest spaces with benches and the presence of larger vegetation.

In addition, it is used to integrate a set of insect hotels into the exterior furniture of the urbanization: small artificial shelters that provide a hibernation place for insects and arachnids that contribute to improving the quality and biodiversity of the city.

A highly sustainable building

In addition to various passive measures to reduce energy demand, Badajoz 97 promotes renewable energies usage by incorporating solar panels, not only on the upper deck, but also taking advantage of the south façade to capture solar energy.

Through the same window module, common to the entire façade, which incorporates photovoltaic panels, the carpentry adapts to the different needs of the building towards energy self-sufficiency.

In the office area, the photovoltaic panel surface is smaller to maximize transparency, while in the circulation core area the proportion is inverted, making the most of solar incidence.
