A DEVELOPING DISTRICT

The 22 @ technological district of Barcelona is being developed by transforming old industrial blocks, maintaining the industrial memory of Poblenou but making room for new office buildings and preferably implementing technological activities and the new economy, as well as a significant volume of housing Social. In this case, it is a joint operation of two blocks that bear the names of the factories that were established in them at the end of the 19th century, Can Tiana and Fàbrica Pons.

The two blocks responded to a typical structure of this area: the factories were established, more than 100 years ago, in the center of the blocks, before the perimeter streets of the Cerdà plot were open. Over time the blocks were completed with adjacent auxiliary warehouses, taller buildings and different uses in the perimeters and an interior structure of service passages typical of the industry.

The urban project consists of the conservation of the main industrial buildings from the late 19th and early 20th centuries, maintaining the original passage structure, and expanding it with the implementation of new green areas so that alternative routes to the streets are created of the Cerdà plot that allows connection through pedestrian spaces with Plaça de Les Glòries. The new office buildings and social housing are arranged around the perimeter of the blocks, in relation to the two frames, the one for streets and the other for passages, with different heights and with a special volume designed to house the headquarters of the public body of the CMT.

After more than 15 years, this joint Urban Improvement Plan has been executed in a very high percentage. Of the proposed buildings, batlleiroig is responsible for the CMT headquarters, the Luxa and WIP office buildings, the SBGlow hotel, and the new office building in Tangier, 73, as well as the urbanization of the interior public spaces.
