The planning proposes the organization of this new business park in the 22 @ technological district based on the conservation of the traditional passages of this industrial zone.
The 22@ technological district of Barcelona is being developed by transforming old industrial blocks, maintaining the industrial memory of Poblenou but making room for new office buildings to preferably implement technological activities and the new economy, as well as a significant volume of social housing. This project is developed in an entire block, cut obliquely by the Ratés passage, one of the passages that followed the original agricultural structure and on which the Cerdà plot was superimposed.
The proposed urban planning starts from the recognition of the passage as the heart of the development. Above it there were numerous residential buildings from different periods and a rationalist industrial building from the 1960s, all of which are preserved. Next to it, a new green area is opened and the equipment floors are located. In the western part of the block the front of buildings aligned to Pamplona street is completed, with standard heights of the Eixample and combining the uses of social housing and offices Meanwhile, in the eastern part, facing Álava street, they are ordered three isolated buildings, with greater heights, and with a typology more typical of tertiary uses.
In this area, Batlleiroig is also responsible for the urbanization of the interior public spaces and the three office buildings in the eastern half of the block.
